The Roofs

The Roofs are two striking residential towers of 120 and 100 metres high. In an area where every square metre has to be used smartly, MVRDV designed two apartment buildings with a total floor area of 61,800 m² and 655 appartments. At their summit, The Roofs protrude into a landscape of decks. These crowns are visible from afar and form an eye-catching new addition to The Hague’s skyline.

Bamboo cladding and terraces at extreme height

The design pays special attention to the top of the towers: by staggering them asymmetrically on the upper levels, the characteristic landscape of stacked decks is created, with more decks on the south side than on the north side. A change in colour and material gives the crowns an extra accent. MOSO® Bamboo X-treme® is applied as decking and cladding. Besides the contrasting brown colour tone, Bamboo X-treme® offers the durability and natural look the architect was looking for. Fire safety also played a very important role. With specific fire tests, fire class B-s1-d0 was certified for this system of bamboo cladding at extreme height.

In consultation with the architect, MOSO® developed a specific closed cladding profile for The Roofs.

The Roofs is an investment of the Dutch residential platform managed by CBRE Investment Management and a.s.r. real estate on behalf of ASR Dutch Core Residential Fund, developed by Provast, designed by MVRDV and realized by the construction consortium J.P. van Eesteren and Besix NL.
